Maintenance Laborer

Department: Maintenance
Location: Everett, WA

Salary Range A:  $25.34 Hourly to start; $52,700 - $79,713 annually        

Reports To:  Senior Maintenance Manager – Maintenance Division           

Position Status:  Full Time, Non-Exempt

 

Position Purpose

The position performs routine manual labor tasks and assists in maintenance and repair of buildings and equipment. 

 

Essential Job Duties and Responsibilities

  1. Performs a variety of routine janitorial tasks such as cleaning restrooms, cleaning and waxing floors, vacuuming vehicles and moving furniture.
  2. Performs a variety of routine grounds maintenance tasks such as mowing, edging and trimming lawns, watering and weeding flower beds, raking, pick and shovel work, and power washing.
  3. Paints a variety of building surfaces.
  4. Performs routine maintenance on assigned equipment by checking fluid levels and lubricating equipment as necessary; maintains equipment service records as required.
  5. Facilitates removal and disposal of garbage, recyclables and bio-hazard and other waste.
  6. Repairs basic plumbing, electrical fixtures and masonry.
  7. Orders materials, supplies and equipment in accordance with HASCO Procurement Policy.
  8. Picks up and delivers equipment, materials, parts and supplies as required.
  9. Inspects grounds weekly and reports findings to Maintenance Manager.
  10. Maintains required records and prepares reports as necessary.
  11. Performs more complex duties under supervision or following demonstration of proficiency.
  12. Other assigned duties related to the general functions described above.

 

Supervisory Responsibilities

Does not supervise any staff. 

 

Qualifications and Competencies

  • Knowledge of the equipment, materials and tools associated with doing routine maintenance and janitorial work.
  • Knowledge of the occupational hazards of the building, electrical or mechanical trades.
  • Ability to read, understand and follow safety rules and regulations.
  • Ability to work independently.
  • Exercise sound professional judgment.  Establish and maintain effective working relationships with contractors, property managers and HASCO staff.
  • Ability to use and care for a variety of hand and power tools skillfully and safely under a variety of work conditions.
  • Valid Washington State Driver’s License and acceptable driving record at time of appointment and throughout employment are required in this position.

 

Education and/or Experience

A typical way to obtain the qualifications and competencies is:

High school diploma or GED.  Technical training in construction and/or maintenance field preferred.  Three+ years of experience operating a variety of light equipment and hand or power tools related to facility maintenance or construction work; or any equivalent combination of education, advanced training and previous work experience that provides the required skills, knowledge and abilities. 

 

Communication Skills

Ability to deal courteously and tactfully with the general public.  Ability to communicate clearly and effectively, both verbally and in writing, with people from a variety of cultural, economic and ethnic backgrounds; individuals with disabilities hindering communication; and individuals lacking fluency in verbal or written English. 

 

Computer Skills

Ability to accurately complete data entry logs and clearly transmit information through email.

 

Work Environment and Physical Demands

While performing the duties of this job, the employee is required to regularly sit, stand, talk and/or hear.  The employee is frequently required to use hands to finger, handle or feel; to reach with hands and arms; perform frequent above-shoulder and overhead work; climb ladders and work at heights on 4-story buildings; twist at the waist, bend at the waist, stoop, kneel, crouch and/or crawl.  The employee must be able to lift, carry, push and pull up to 75 pounds including up and down stairs.  The employee must have the ability to perform repetitive arm and hand movements and work in tight spaces.  Specific vision abilities include close vision and color vision.

Work is performed primarily at work sites and in occupied apartment units and the incumbent will need to be available to work in Snohomish County, WA. While performing the duties of this job, the employee is required to frequently inspect projects and may be exposed to ongoing construction and various weather conditions. The noise level may range from moderate to loud. Safety equipment such as a hard hat or goggles may be worn. The employee may drive a vehicle to and from work sites in a variety of weather conditions.
